Restricted Dog Breed Policy

Pine State Property Management has designed a solution for tenants having trouble renting a property who own a pet on the ‘restricted breed’ list. Pine State Property Management will allow, on a case by case basis, the following breeds that are generally denied:

  • Akita
  • Doberman
  • Husky
  • Presa Canario
  • Rottweiler
  • Chow
  • Pitbull
  • German Shepherd
  • American Bulldog
  • Staffordshire Terrier
  • Great Dane
  • Bullterrier
  • Bullmastiff

Under normal circumstances and our regular pet policy, tenants may be evicted for having any of the above dogs present on the rental property. However, we have designed a program to allow, on a case by case basis, tenants the ability to have as a pet one of the above listed dogs. Please note: Any attempt to misrepresent any of the above listed dogs, or keeping or having any poisonous, dangerous or endangered species or animals, as well as any unauthorized animal is grounds for immediate eviction. Our pet policy is very strict and enforced.

 

Restricted breed program:

Additional restricted breed application must be completed and submitted with an additional $60 nonrefundable restricted breed app fee. NOTE: WE MAY REQUIRE YOU TO BRING YOUR ANIMAL(S) TO OUR OFFICE FOR IN PERSON MEETING FOR FINAL APPROVAL.

Addendum Fee: $30.00 admin fee + $25.00 Restricted Breed Fee

Monthly Pet Fee: $30.00 pet fee + $25.00 Restricted Breed Fee

DOG LIABILITY INSURANCE REQUIRED: All tenants with approved restricted dog breeds must comply with the following for the entire term of residency:


  • Purchase Dog Liability Insurance with a minimum coverage of $100,000 per incident. (We recommend you shop around for this insurance by performing a Google Search for “Dog Liability Insurance” in your area. Premiums range greatly and its worth it to shop for the best price.
  • Name Pine State Property Management, LLC as additionally insured on this policy and provide us proof.

All above steps must be completed fully and submitted to your property manager prior to the animal moving into the property.

 

NOTE: This program does not apply to Service Animals as defined by the Fair Housing Guidelines.
